Smoke and CO certificate

Massachusetts requires the seller to get a smoke and carbon monoxide certificate from the Sutton Fire Department before the sale closes.

Smoke certificate

Smoke and CO certificate required before closing

Massachusetts sellers need a smoke and carbon-monoxide detector compliance certificate from the local Fire Department before a home can close. We build that inspection into the closing timeline.

Well & septic

Confirm well and Title 5 septic status

Sutton's spread-out villages mean many homes rely on private wells and septic systems. Buyers should confirm well water quality and get a current Title 5 septic inspection before making an offer.

All loans are subject to credit approval, underwriting, and property and program requirements. MassHousing limits and eligibility are set by MassHousing and change from time to time.
