Crumbling foundations

Ask about foundation testing on homes built 1983-2000

Pomfret is within the region the state has identified as at risk for pyrrhotite-related crumbling concrete foundations, mainly in homes built between 1983 and 2000. If a home in this age range has a poured concrete foundation, ask the seller for any prior foundation inspection and consider a foundation-specific evaluation before you remove contingencies.

Private well & septic

Most homes are on well and septic

Pomfret has no townwide public water system, so most properties rely on a private well and an individual septic system. Well flow and septic inspections are worth budgeting for during your home inspection, and the Northeast District Department of Health handles well and septic permitting.

All loans are subject to credit approval, underwriting, and property and program requirements. CHFA and USDA limits and eligibility are set by those agencies and change from time to time.
